Howdy Y’all… Been really thinking of retirement in the Bluegrass/ leaning towards central Ky. ( Greater Lexington, yet looking for ideas across Ky. )
On top of the priorities is locating a new,
Physical medicine and rehabilitation physician, also known as a PM&R physician.
My wife has some health conditions that require professional pain management. So we need a new doctor to bridge this transition.
Time to move about 24 months, budget of 400k ish. 20 acres one level, 2 bed/ 2 bath ranch What area do y’all recommend?
Community;
Hospital.
Small town USA Conservative values, Low crime
24 hour dog hosp Or Veterinarian with 24 access, Love our dogs.
Sam’s club or Cosco
Restaurants, American legion / Vfw, sportsman club.
Uber would be a bonus!

Lexington has all of the amenities that you mention, but 20 acres in Lexington would be a farm and that would be in the millions.
The Bluegrass soil is rich in limestone which makes for really strong horse/livestock.
Then there are the zoning laws....
I am sure you could find what you want, but I don't know if you can find what you want close to the city amenities that you are looking for.
There are some magnificent farms in the area. They are owned by millionaires.
There are a lot of smaller towns and rural areas outside of Louisville and Lexington that would fit your bill probably, but you would probably have a 20-60 minute commute to visit the Doctor and Costco, Sam's Club etc.
Versailles, Paris, Georgetown, Richmond, Winchester, Mount Sterling, Berea, Frankfort, Nicholasville, and others are all within a reason traveling distance to Lexington, I have worked with many people from these areas in the past.

Last year we spent a week in Lexington and we visited several of the towns above.
Have been out to Danville, Berea , Lawrenceburg, Georgetown, Paris… I believe to get
want we wish we are looking at a minimal of 1 hours commute to see the doctor and
other things that we might need from a big city. Thanks Again! Be blessed.
Actually reading up Dr. Melanie Ledford practices not only in Lexington, but also in Morehead and Winchester.
Dr. David Bosomworth practices in Lexington and Nicholaville.
Dr. Daniel Moore practices not only in Lexington but also in Versailles.
Dr. Rick Pellant works not only in Lexington but also Danville and London.
Dr David Harries practices not only in Lexington but also in Cynthiana and Glasgow/
So you might not have such a long commute to the Doctors after all.
I wish you much luck on your search and 400ish should buy you a lovely home in Kentucky.
If you're a morning person, then concentrate your search in the Central Time Zone counties. If you're a night owl, then concentrate your search in the Eastern Time Zone counties. Sunset times vary widely across Kentucky, since the boundary between the Eastern and Central time zones essentially splits Kentucky down the middle. I'm the type of person that enjoys 9:00 PM sunsets at this time of year, so the Central Time Zone counties (although lovely) would never be suitable for me personally.

We're retired and moved to the Monticello/Somerset area. It's nice, but, not many big name stores to shop at. But, overall, people are friendly, taxes are great ( we went from $7500 a year in NYS to $1800 here, Big savings when you're retired.
Just haven't got used to the hot humid summers yet, but we definitely don't miss northern winters!
Mark, like I've told others on these threads, there's a lot to see in the Commonwealth. When you get all settled in, hope you take some time to do some sightseeing. You can go from a state park overlooking the Mississippi River to far eastern Ky. and have plenty to see.
