Two hundred years ago men built cabins with a fireplace, a door and a whole in the wall they called a window. A hundred years ago men built their houses with doors, cabinets, fireplaces, bookcases, kitchens and windows.

I owned one of those house. built before 1900. It was quite amazing what carpenters could do back then.

Really? The new construction in Pekin for 1000 sq ft is $400,000 turn key. It's obscene but not BS as you call it. It is a very highend house in an very upscale area. There is much to consider. Building in the the county is always cheaper. Land is less expensive and so are the real estate taxes.

Turn key was $90 per square in Central Illinois the 60s when I sold real estate. It was $150 in the 70s when my parents build their last house. The house they built in 1950 was about $45 per square. It sold for well over $100,000 in 1977.

You can probably rough out a cabin with four walls and roof for $100 per square. However, everything you CAN do lowers the final cost to you. And you CAN build it on the cheap, and expect to repair it often. If you cut a deal with Lowe's you buy contrator price. if you are going to build next year you buy on sale this year when the new products are coming in. You'll save a bundle and not be disappointed.

You can build a pre-fab too. The walls are complete and will go up in one day. The truss, roo,f and doors go up the second day. The third is electrical and plumbing. Then it all has to be tied together before ceiling and subfloor is installed. A four man crew can have a house ready for the balance of the interior finish in a week if they are not lazy.

You can also buy an older house that has good bones and update it much cheaper. Buy the worst house in best neighborhood. To buy the best in the worst is a guaranteed financial disaster. The nice thing about the older house is unless you are talking about gutting it to the studs, you can make your changes as you have the money.

When you build a house from scratch it takes much longer. BEfore you consider a basement understand water in the basement can be a problem. But doing it right, will stop it before it starts. Build it, add the french drain and the finish the outside of the walls with tar and plaster before you ever add fill dirt. You will never have a leak if prepared properly.

One of the most charming houses I was ever in was Frank Lloyd Wright design cabin build on a hillside. It was an open floor plan with a open fireplace in the middle that heated the house and the master bedroom. There were 3 doors inside the house: bedrooms and bathroom. The windows were small. The house was about 900 sq or less, but it had tons of open space which made it look and feel larger. It was built in the 1940s.

Yes, there are million dollar houses in Pekin. The one the doctor built is now a bank.

$110 - $160/square foot is the price one would expect to pay for new construction INCLUDING the lot, materials, basic landscaping, foundation, and standard utility hook ups. Cut that at least in half if you own the lot and have the materials.

How big is this dream home of yours? $150k seems plausible for your project given what information you've given so far. Close enough to research more if you're serious.

It's so easy to get real data that refutes your ridiculous claim. I just looked at Realtor.com. As of this evening there are 7 single family new construction homes listed in Pekin. They are as follows:

-1760 square feet (with 3 car garage plus unfinished walk-out basement) $269,900
-1596 square feet (plus unfinished walk-out basement) $239,900
-1706 square feet (plus full basement already "roughed in") $214,900
-1500 Square feet (plus full unfinished basement) for $199,900
-1450 square feet (plus full unfinished basement) for $179,900 after $3000 rebate
-1450 square feet (plus full unfinished basement) for $179,900
-1600 square feet (plus 790 sf unfinished lower level) for $179,900

Damned if all that isn't almost exactly what I said (low of $111/sq-ft, high of $153/sq-ft)


The single million dollar house for sale in Pekin is 8290 square feet.


The most optimistic sellers in the market with what looked to be an extremely nicely finished home on a peninsula on Myers lake (water on 3 sides of the property) were still under $200/sq-ft:

(2960 square feet for $589,000)

Mayers Lake is not in Pekin.
Meyers Lake can be found on the Marquette Heights USGS quad topo map.
Meyers Lake is a lake in Tazewell County in the state of Illinois.

Meyers lake is 4 miles from the city limits of Marquette Heights.


The address of the home cited is not a Marquette Heights address, it is a Pekin address (1905 Alameda Ct). It is in the city limits of Pekin. But if you insist, we'll pull it from the survey. It only weakens your case as it is the highest $/sq-ft home on the market with a Pekin address.

Once and for all, IT DOES NOT COST ANYWHERE NEAR $400/sq-ft FOR A NEW CONSTRUCTION HOME IN PEKIN IL! Please stop trying to spread this nonsense.

Pekin is ithe seat of government in Tazewell County. It's located in the Illinois River Valley about 12 miles SW of Peoria or about 25 minutes. IL routes 29 and 9 enter Pekin. The I-474 Pekin exit is between Marquette Heights and North Pekin aka Radio City.

There are seven counties in the 95 mile Illinois River Valley. Peoria County is the most recognizable name.
