There actually is a plan for redoing lower Westheimer that re-orients it for more multi-modal use. However, I read a year or two ago that the funding for it has been delayed

Are construction material prices cheap right now? There must be something driving this construction boom in Houston

Because it's a cultural amenity only large diverse world cities have. Through events and things like that, Houston could gain from visitors coming to the city. It's a positive all the way around.

Is that really true though? Houston has a revenue cap that causes the tax rate to decline almost every year, so while additional businesses would provide more money to the city in theory, the reality is the main benefit would be a reduction in everyone else's taxes. Which, while it may be desirable to some, doesn't really help bring in more money to the city.

I'll take a unique architectural and cultural asset over another strip center or condo building any day of the week.

Wonder how they decide priorities between roads. Westheimer is of course more important but Shepherd was far worse. That one triangular portion that was just mind numbingly horrible where it goes triangular along with Farnham (where the Whataburger and Halal Guys is) is already updated. I was pleasantly surprised to see it.

The Shepherd project south of Westheimer was funded by the Upper Kirby TIRZ. The Shepherd / Durham project north of I-10 is being funded by another TIRZ. Whereas, I think the Westheimer project in Montrose was supposed to be funded through the City CIP out of the General Fund (and maybe some state / federal grants?). I could be wrong on that, but my point is that different funding sources mean that different projects may not affect each other in terms of priorities.

East River is a multi phase project. The initial phase will likely be built in just a couple years but the last phases will definitely take at least 20 years. The project is extremely huge so this isn't a bad thing. As a matter of a fact, its a good thing. It's a project that will always grow. For example, see the Texas Medical Center. Obviously, East River isn't as big as TMC but it's the same in the aspect of a constantly growing project.

So kind of like the domain in austin. They are still building more and more and i belive it first opened 14 or so years ago.
