Not a club but

Probably the hottest entertainment street in Houston right now in terms of growth and real estate
The first two links are for the same location, 5922 Washington. Wyld Chld is not going to open there, the second one is.

The 4105 Washington location has been the location of death for every concept that's tried there. Maybe this one will be different.

Good eye. Sekai (the company with the plans from the first article) still opened the Sekai Club in EaDo at the former Mercy location (the other club that was announced in that article). I guess they decided to flip the Washington location instead?

The Galleria’s skyline is about to change with the addition of a 43-story mixed-use project planned for one of Houston’s most prominent thoroughfares.

Houston real estate firm DeisoMoss is preparing to break ground next year on a residential, retail and office tower at 2120 Post Oak Blvd, located in the Uptown area about half mile away from the Galleria mall.

Default Levit Green

Article on Levit Green in today’s Chronicle…

Levit Green comes when economic development officials are optimistic that Houston, already home to one of the world’s largest concentrations of medical centers and research, could become a center for biotechnology, medical technology and other life sciences — a so-called Third Coast — rivaling hubs like San Francisco and Boston. While still a far cry from the massive life sciences clusters in those cities, Houston nonetheless captured more than half of the $870 million in grant money awarded to Texas by the National Institutes of Health in 2021, according to research from the real estate firm JLL.

About 640,000 square feet of life sciences space is under construction in the Houston area, and another 1 million is proposed, according to JLL, a sign that real estate developers are betting on life sciences in Houston. In addition to Levit Green, the Texas Medical Center is developing a 37-acre biomedical research campus known as TMC3.

Smaller project but I guess worth adding, not far south of where East River will be, a warehouse transformational urban project spanning a few blocks

Exclusive: Trendy 6-acre project with retail, apartments could transform part of Houston's East End

Houston’s East End is already undergoing major changes, but a hip, new six-acre mixed-use project rising at one the neighborhood’s most visible intersection underscores how quickly the neighborhood is transforming.

Triten Real Estate Partners, a Houston real estate firm, is breaking ground on the first phase of The Mill, a nearly 840,000 square-foot, 6.23-acre development at 2219 Canal Street at the corner of Canal Street and Navigation Boulevard. Plans for the project include converting a decaying brick building into a boutique office and retail site surrounded by restaurants, open-air plazas and apartments.

I’m struggling with this perception that urbanism = elitism. Is it just me or does every new residential development in downtown or the core seem to be for “luxury” apartments? Same thing goes for Dallas.

It's because new apartments are only financially feasible at the "Class A" rent level, even in the suburbs. In the urban core, that will always translate as "luxury."

Bringing new apartments to market at more moderate rents is extremely difficult or impossible without some sort of public or nonprofit subsidy, unfortunately.
