Unfortunately, it can sometimes be easy to identify neighborhoods without HOAs, by some or all of the conditions mentioned here. Theoretically, HOAs represent living with a variety of agreed upon community standards. Those not in agreement with those particular standards are welcome to live in communities without a common understanding. There are plenty.

My uncle had a house in Harbor Beach (7mm was the sale price). Neighbor across the street had plywood cutouts of cows on her front lawn (2-3 of them). They were actual cow sized cutouts. She was an eccentric old lady and her house sold for about 2.8mm and was subsequently torn down for a new home build.

It was a funny thing to look at, my uncle could care less but you have to wonder about what prospective buyers thought of the plywood black and white cows.

Yep. All it takes is one trashy or crazy neighbor and the whole street will be begging for an HOA.

Oh my my....what on earth did residents in a community DO, before all those wonderful HOA's ??


HOA's can't guarantee the CHARACTER of people than happen to afford to live in those HOA communities. Here in FL, I'd rather live next door to a family that leaves his garbage can out an extra day than live next door to white color criminals, cocaine dealers driving Benzes, crooked pain doctors, and shady stock brokers..any day.

The worst kind of "Trash" is lack of character, not whether she leaves her car on the street overnight, or doesn't cut her lawn "on time".


The HOA can't change people. It can only influence only a very few behaviors as they outline in the Declaration.


In short, the advent of the HOA, essentially is a de facto tax in a lousy attempt to "uphold" so-called "community standards" or what they term "value".


There are quite a few non-HOA communities that seem to muster through handily without them. Some of them are good and productive, others are self-aggrandizing, manipulative hegemonic control freaks.

True. Nothing can guarantee character. A good HOA can only promise to affect what the neighbors have to look at everyday. As for the presumed character of my neighbors. Who am I to judge? Just maintain your property or move to a neighborhood where no one cares.

I know in TX,all landlords,esp those commercial ones can tap into a database to find your previous rental history,if you are ever late in rent or skip rent ,some do move out in the middle of the night,you know.
but the data base is for TX only.

I need help on something. On 4/29/21 I was approved by the property management company for a rental property and signed a lease however, they said I could move in once approved by association. Now my question is am I supposed to apply myself to the association? Or does the property management company pass along all my information and details that was provided them? I paid my realtor to run a background check and credit check and with my paystubs, etc all that information was provided to the property management company and they approved me but now I gotta wait for association and it’s been two weeks and no response yet. I’m afraid that I was the one that had to apply to the association but if that was the case they never provided me any information on the association for me to apply anyway. So is this something done by the property management company then? Awaiting someone’s response ASAP please.
