I would love any thoughts on best luxury condo in FLL as well as perspective as an investment property as well as vacation home. I am considering Miami/Sunny Isles but think FLL may have more upside. Would love any perspectives you may share. Thank you

What is FLL? FLL implies Fort Lauderdale International Airport.

Rising HOA and insurance costs due to the Miami condo collapse has sent the FLA condo market into a tailspin (3+ stories).

Add property taxes to rising HOA & insurance, & I don't think you could come close to breaking even w/ such high carrying costs.

I dont know what impact the new HOA & insurance costs have had, but they should produce downward pressure at some point.

My wife's friend has a nice oceanfront condo in Boca Raton she's thinking of selling, due to these higher costs.

Here was one I was watching:

huge condo (7000 sq ft, plus 2K+ sq ft of balconies), ocean views/50 ft dock slip and on the ICW.

Took 2.5 yrs to sell it and after owning it 10 yrs they sold it at a loss! HOA fee was something crazy like $6000 a month.

I wouldnt buy that one because they'll wind up building a new condo structure next door which will block the view of the water. If you look at the pics, you can see a lage vacant lot between this building and the waters edge.

Other than that, its a very nice and large condo.

I wouldn't touch a FLA condo right now that was 3+ stories high. I'd wait at least 3 years, & sit back on the sidelines as a passive observer.

There are no building lots next to Auberge. They own all the space and it’s on the water so there is no space to build behind it. HOA is crazy at almost $5k/month however I feel the location and quality of build will make it attractive. I don’t disagree with people’s hesitancy on buying luxury waterfront condo in Florida, but if you buy quality and location, I don’t see values crashing down and no justification for it. But we are all guessing.
