Looking for opinions on the best neighborhoods/areas to buy in the Ft. Lauderdale area for single family future price appreciation. Ideally, something to live in high season and rent shoulder & off seasons. Price point: $250k-$500k. Thanks!

FYI you are doing it wrong........rent high season, live in it off season.

Prices are back to an all time high, I wouldn't buy anything right now.

I'll pass on living in New England in the winter and Florida in the summer. Life's too short. Prices are high, but where will they go higher?

Have you looked into Victoria Park? It will hit the higher end of your budget but is highly desirable and where I would want to be if I was moving to the FTL area.

Victoria Park has been suggested by others as a good appreciation investment, if I were looking to live full time. However, the ability to get off/shoulder season renters there might be difficult.

I believe Victoria Park would be one of your best bets to get off-season renters even though most rentals in PBC/Broward are difficult to get off-season, shorter term renters. Most rentals here are seasonal (significantly more expensive) or annual. A pool will also be very desirable for what you have in mind.

I sold my friend a great house in Hollywood by Young Circle. He has had a lot of success renting short term through airbnb/vrbo. If you're looking for properties a bit south of FTL, the area East of RT1 (Federal Hwy) in Hollywood is very desirable due to the proximity to the restaurants/shops of Young Circle and Hollywood Beach. These will be mostly presidential named streets.

Can you still buy anything that isn't an absolute disaster in Victoria Park for $500K?

Waterfront back by Marina Mile. You are about 15 minutes to open water with no fixed bridges.
