That is not my experience. I have consistently found it to be vibrant full of younger people. The older crowds tend to frequent the restaurants. Las Olas got pretty bad 3-5 years ago but seems to have rebounded slightly. For a time there were only 5-6 bars. It seems now more like 10-12.

I know I'm late to the party here but figured as I found this post in a search others may as well. Basically I am in the same boat as the OP, however I prefer Delray. It's not as busy/traffic, a lot more English spoken, nowhere near the spring break nightmare to deal with the FTL has, and the Ave is lit.
The OP is 50+ so I wouldn't think he is looking to party with 21 year olds on Las Olas which is what it seemed like it was last time I was down there about 5 years ago. I was 35 and still felt old, or at least at the bars/clubs I went to.
Although I prefer Delray, for a boater there is significantly less canals and waterfront properties with dockage than there is in FTL so that is a negative for sure (or for me at least).
I felt like the Ave in Delray was a good mix of all ages from 21 year olds through people in their 60s and kind of everywhere in between. I'm sure some bars/clubs are younger and others more of a mix, but overall the area seems to have good nightlife age diversity.
Maybe I need to give FTL another look as I enjoy the nightlife scene still but don't want to be out with a bunch of kids now that I'm 40. FTL would allow a lot more options on finding a waterfront property that's for sure.

PS: OP if you happen to see this I would be curious where you ended up?

There aren't 21 year olds partying on Las Olas outside of Sunday Brunch. Otherwise the average age skews much, much older. More like 50s and above.

Himmarshee Village is where the twenty somethings party.
