It's a catch-22. I didn't buy a super expensive home when I got here. It became super expensive while I was living here past 10 yrs and so has insurance. Home value and insurance has 2-2.5x since.

I was complaining to some old friends in Dallas where we moved from and they told me it's the same there now. The houses that was $250k 10 yrs ago is now worth half a mil with a $4-5k annual insurance. There's no going back either.

So, more questions... Is property - or only vehicle - tax paid on, say, a trailer in a 55+ mobile home park? And can an uninsured property be rented out? Of course, if you buy a condo, you're screwed, because the master insurance is included in the monthly HOA bill, although you could always scrimp on interior insurance. I'm personally looking to eventually move to the beach, but not spend my entire life's savings on these current outrageously inflated prices for both real estate and the associated expenses.

If you own the land with the mobile home you pay tax as real property. As far as rental it is up to the park, and most will not allow it. I would never rent out an uninsured property. At the very least you should carry liability in case someone gets hurt and they decide to sue your butt off.

There are very few mobile home parks left near the beach in any desirable part of Florida, and those that are, are expensive and also disappearing quickly because the land is just too expensive.

Costs everywhere here in Florida (and many other states) have just ballooned over just the past few years, not sure if or when this will change. Good luck!
