Pasco County is beauatiful!

I used to live in New Port Richey back in the 1980s and it was wonderful!

Please tell me you're joking... West Pasco (where NPR is located) is a total dump. The "wonderful" areas are few and far in between, and at best, most neighborhoods are like this:

It can be a wonderful place to be in if you're into crystal meth, be it by trade or as a consumer.

They are re-vitalizing downtown NPR.

The Hacienda Hotel has been renovated and reopened.

Quite lovely. It was placed on the US National Register of Historic Places in 1996.

Herschel's Scratch Kitchen provides a nice breakfast with a Florida feel.

Are they doing anything about the neighborhoods surrounding downtown?

No. Still run down dumps that are all rented out.

These links show what happens when you don't have an HOA to force people to take care of their property.

The people who live in these run down places w/o HOA's are totally happy, & they should have that choice, but this should be a warning to people buying in what now may be a newer non-HOA area....they don't age well.

I agree.
However, the city can enforce rules too, particularly with junk cars in the grass, overgrowth, lack of maintenance, etc.

Code is a joke here. Backyard behind me if 5 ft high with section 8 renters.

However, the rest really isn't bad. Most people understand Wesley Chapel is nice. It has bad traffic and a few other problems, but it's pretty good overall.

Another area, that's perhaps better even, is Starkey Ranch that spans roughly between Trinity and 589. There's a lot of new development and it's fairly upscale too; reminiscent of Lakewood Ranch. I think it's got great potential longer term as it continues to grow, and serves as a very good alternative to Riverview/Apollo Beach.

I bring this up because people are quick to write off the whole county as a disaster, perhaps the worst in the state. But, as I see it, roughly 2/3rds of Pasco County is actually desirable. Newcomers to Tampa Bay / Florida should give Starkey Ranch and Wesley Chapel fair consideration.
No need to defend it, then, if you’re happy with it.
