In my opinion, Tallahassee is the nicest city in Florida, and it seems to tick most of your boxes.

Thanks for your input! One great thing about picking Tallahassee would be that finding a home with an exterior style I like would be much easier compared to most other parts of FL.

Thank you, that gives me an expanded area to pursue. Previously I was just focusing on the area around Young Circle.

I'm surprised Hollywood made the list! It's always been kind of a hidden gem despite its size. Being sandwiched between Ft Lauderdale and Miami probably created that. I actually grew up on the edge of the Hollywood Hills neighborhood (one block east of Park Road on Hayes Street) and think it could be a nice option for you. A childhood friend lives on Arthur Terrace in his parents' former home he grew up in and said it has maintained upkeep/desirability with a more diverse demographic including middle-class Hispanics and Blacks, in what was formerly all White Caucasian.
