what about Delta? The town population was 9,035 at the 2020 United States Census. at about 5000 ft and it has a WALMART! oh damn i should not have said anything now it will gentrified and over crowded by the time I get there ........

Yeah, I don't think you have to worry about that happening. Delta doesn't have the "location, location, location" factor. It's a dumpy farming town - not all that dissimilar to Craig.

Awe, I like Delta. Close to the Grand Mesa, rafting in the Gunnison, good OHV trails, not too far from the San Juans or West Elks either.

I've been following RE prices there for a few years, it's certainly not getting any cheaper.

Delta could work for some.

I consider it on & off. It would need a deep, first-hand look though.

Helps to think of the region beyond the town. Confluence of two valleys of life and within an hour of a much bigger one.

Low snow is a plus to me. Not cheap but cheaper than neighbors.

Not enough town for most but might be for me. If I lived in or near Delta it would be quicker and more access to "near town" resources than I have now. Junction and Montrose are further off as next cities than Durango but could be considerd reachable for my fairly infrequent occasions of wanting / needing "city". If I were to want more access to "city", Fruita, Orchard Mesa or Redlands might get more attention.

I don't really think CO is a good place for retiring unless you have a lot of cash. Expensive housing, usually long drives to get to services if you want cheaper (still not that cheap compared to midwest or south) housing, lots of ice.

Most people I know who are old are leaving CO to retire, usually making tons off of real estate. My parents did that. If you had tons of money, think I'd do Springs or Pueblo. Tons of amenities (if in Pueblo, can always drive to springs, we do that) and Pueblo isn't as icy.

Delta is um, shall we say, an armpit.
Just 20 minutes down the road is Montrose or even Cedaredge, much better options.
The west slope of Colorado is an excellent place to retire. Many places have all the amenities, little snow, lower elevation, no crowds. Less big city problems than the front range.

I consider Delta - Orchard City - Cedaredge to be basically connected. I generally prefer outlying areas to live over downtown. Delta as a service hub is of some value and better than less or not. The more places you are at least willing to consider, the better chance to find the right specific living place at the right price in tight markets.

Sure Montrose is also an option with some advantages over Delta. Delta came up with its lesser reputation and I felt like saying it wasn't completely out of the question for me either or perhaps some other readers who don't need big or fancy.

Closer to GJ has some appeal & logic but the elevated prices are a factor.

Less big city problems in GJ than the front range is not my perspective. GJ area is 3+ times bigger than my current metro and I am in one of the outermost rings. I have left several metros in past when they got much above 200k. Experiences and preferences can differ. GJ is either at my upper-end preference for city size or perhaps past it for me today. It is a fairly close and still open call.

GJ is 68,000 ish in population.
