As others have spoken of, the depreciation in real estate prices is surely accounted for in part due the collapsing US economy beginning in 2007.

Perry Park may have a better water situation than outlying properties relying on private wells. But in general Douglas County is in trouble. Moreover, municipality or not, one cannot provide water that at some point is physically not there. One might study this situation closely anywhere in Colorado, but perhaps all the more in that area. Water available today cannot necessarily be assumed tomorrow.

It appears Perry Park is an HOA and a special district with a water system they control and restrictions on how much land can be irrigated. I, e....no water rights are included with this land. It's all metered and you pay for every drop. PP controls the price of the water you use.

On average, the golf course will use 750,000 to 1 million gallons every day the irrigation system is in operation. (no comment) "Dues" for course maintenance would be a concern here. I'm curious as to how much liability is present for each owner and if this figure is capped or limited in any way.
