Considering moving to Viera, Florida. Can someone tell me about the area? Heritage Isle vs. Grand Isle? Thanks.

Viera is a very newly built area. New homes, new schools, new parks, new out-door life-style type shopping centers. The newer part, where there is still much land being developed, is west of 95, where Heritage Isle is. A little congested at times near the I-95 interchange, but a beautiful area.
Heritage Isle is the newer of the 2, construction still going on. There is actually a remaining portion at the rear that the developers are considering walling off and turning into non-55+ housing. As of now, the planning board has rejected this proposal, but I believe the developors still have to decide what to do with the land. It is a gorgeous, guard-gated community, with probably the largest, most expensive, and most elaborate Recreation/Social center of any Brevard Community. Full-time social director. Gorgeous pool area. Huge Finess center, card rooms, billiards room, grill area wherre you can eat-in or takeout, monthly calendar filled with activities like movie night, live shows, bingo, card games, dinner dances.... Very active community. Condos (for about a little over $100,000), townhouse/vila style units for about the $130,000's, and single family homes from about $170,000 and up.

Grand Isle is on the east side of 95. Similar, but on a much smaller scale. Small clubhouse with pool and tennis, No full time social director. Developed first, so a little older. No condos.
Gated, but not manned by a guard. Beautiful community, more covenient to the beaches/ocean (by about 5-10 minutes), congestion more easily avoided. Slightly higher prices. Surroundings include the Viera East Golf Course, walking trails...

Question how is the sound proofing on the villas in Heritage Isle?
Small dog owner would not want issues with neighbors if the little guy yaps at a tv or telephone or if he hears someone outside. This is a huge concern. Would not want to be uncomfortable in my own home due to upset neighbors.
