Can anyone tell me about living in a couple of areas within close proximity to the airport? We're looking at Carson Creek, which is just North of the airport, and Montopolis, which is West/Northwest of the airport. My husband would be commuting to the airport for work, so we are looking to possibly live near there, rather than having to drive 20-30 minutes from neighboring cities such as Bastrop, Lockhart, etc. The jet noise is not a problem for us. We are empty nesters, so schools are not important. We would be wanting to rent a SFH. We are not concerned about nightlife, just safety. We've done some street searches via Google and the neighborhoods look nice from what we can tell. We would be moving to the area from out of state and wouldn't be able to come down prior to his transfer, so we are trying to get some ideas....
Any suggestions would be appreciated!

There are some people who have participated in this forum in the past who live in communities East of the airport who have said they are very happy with the areas they live in.

This might help, looking at the detailed demographics of this area (limited to the are directly N and East of the airport) can help you decide if this is an area you are might want to live. https://www.city-data.com/zips/78617.html this does not include the Carson Creek area.

The fact that the OP wants to rent and do not have children removes a lot of the concerns some people might have about living there.

That zip code has lower poverty then the Austin in general, but much higher unemployment. It is also much more diverse than Austin. Property values are pretty low as is rent. Median household income is around 54% of the Austin median household income.

The Crime heat map indicates that crime is pretty low in the area.

8 Miles would put you smack in the middle of 78701. 6 in 78702 - two of the hottest real estate markets in Austin.

McKinney heights or the Agave neighborhood are the first/best 2 that come to mind.... Hope that helps

what's your price range for a rental? South central Austin (Travis Heights, Bouldin, Dawson, S. First), as well as the areas south of Ben White are 10-15 minutes to the airport, sometime less!

I dunno, I ride on Pearce Ln and Elroy Rd. east of 130 and sections of that seem pretty bucolic. Dunno about SFH rental opportunities though. There may also be developments with rentals coming up around COTA, which is pretty close.

I know someone who lives in Del Valle though, hates it, it's fairly barrio :/

I used to live in Del Valle for 4yrs, moved out last year- early 30s, childfree, tech professional. It's NOT the barrio. So tired of the hearsay about DV. It was the perfect place for us as a young couple to buy a 5yr old house for $750 a month and 20min from downtown. Yes, the schools are bad and no restaurants/stores but it wasnt a bad place to live. Most of the crime is domestic (more so late teens/early 20s boyfriend-girlfriend assaults) and people breaking in cars- which happens everywhere. Theres a strong HOA and community focused on making the area better. You can rent a nice 1800 sqft home for less than $1000. The OP.should at least take a look in the area, it's improving- some new homes are selling for $180-190k out there.
