On a side note, I spoke to a company who could do a 7'H fully motorized pergola. That's the louvered top, and 3 motorized privacy screens. So, 7'H x 12'W x 12'D. Guess how much???? FOURTY THOUSAND DOLLARS!! Yes, $40,000. I said Nope! So, the Wayfair screen is installed and it will have to do.

We have just decided to stop on the house searching. Can't justify going from a 2.6%APR to over 7% for no true reason. I'd totally look at new builds but they are starting here at 700k for 1400 sq ft with a 4-6k sq ft lot. Nope!
This is what happened to us too. It would just be foolish to go from a house that suits us fine, at 2.99% mortgage, to a more expensive house that’s not as nice.

I think of it like, when you’ve crossed home plate, stop running.

We went to look at another house yesterday and didn't even go in. The street it was on was just ghetto with very, very unkept houses. Plus driving into the neighborhood was not good. I have NO idea how they are going to get 600k when you have 2 severe hoarders not even 3 doors down

Pricing is insane right now. I am finishing up a full rebuild of our deck and installation of a new ~400 sq. ft. paver patio with hot tub. It would have been about $80k if I hired the work out (excluding the hot tub). My materials cost, including equipment rental, will be about $7k. It makes you wonder if contractors are just flush with cash right now, and if not, who is making the money.

And, speaking of inflation, that hot tub that was $7,500 in 2019 is $14-15k now. Insane.

Just redid a small hall closet. I wanted to put the vacuum in there but it didn't fit with the ugly wire shelves that were in the way. Removed the wire shelves, put in a narrow cubby unit for smaller items, then added 3 wood shelves in the upper part. Now the vacuum fits and I actually got *more* items in there than before.

my skim coating came out good and the wall has been primed to death already.
I want to paint the room with a paint suede paint. I found a place the paint labartory and have ordered chips to see what it is all about.

I have now ralph lauren river rock but that has been discontinued for a while now much to my horror as I loved that paint and the rock like texture it gave the walls.
so im thinking the suede will look nice. i want some sort of texture

It's funny how you can re-configure the shelving in some small space and actually get more stuff in. We did the same with a linen closet you couldn't really use because the shelves were so deep. Turned it into a kitchen pantry (it was right there anyway) and wow! loads more space. The linens easily found themselves another place to be.What are you working on now?-new-pantry.jpg

still looking for the suede paint and I found a company at another state but it is only like 6 colors and they are all not going to work for me, so Im losing hope, I think Im going to have to just use regular paint. Oh well, regular paint it is going to have to be.'

I so wish the Ralph Lauren River Rock paint was not discontinued, ** sigh** I really loved it.
