While it’s not a bad area I wouldn’t choose to live there
I wouldn't live in the side of GCP you work in either, different area with different schools. It happens to be a great area for us which is why we live here.
I have lived in Rockland County (New City) and Cary NC, both nice but nothing like home. I would never live in or near Bayside, but it works for you. It's not a terrible area, but I would never live there.

i am not crazy about bayside , but we are in bay terrace up past the craziness , noise and congestion of bell blvd.
bay terrace is more isolated from the bars and stupidness

I am familiar with Bay Terrace, up by Fort Totten. Used to do some great fishing over there. Better, but still would never be for me. But glad it works for you! I did my share of Bell Blvd. in my 20s LOL
GCP is a Hamlet with 3 different school districts. While it's a small area, it has very different sections. The homes near where you work have very small lots and a bunch of factories. It's not a nice part. My area is quite lovely.

what’s interesting is the building we are in at work is approved for use as a warehouse but even though we have a counter area. that sells to the trade we can’t advertise it as retail
I was wondering if the property is developable, i.e., tear down that house and build 20 $5-$7 million dollar homes.
