Remember this place which I pointed out a few weeks ago....well, much to my surprise it's already under contract! Is someone really paying over $100K more than what it sold for only ~3 months prior? I guess this could happen anywhere but seems less surprising when it happens in towns like Weymouth or Braintree. Hence, another reason I don't get the draw to be paying such high $$$ for housing there.

I have not understood how people pay for and live in a duplex or condex or whatever of shared ownership. Seems like buying property with strangers and just set up for trouble.

Those condex/duplexes seem to be very popular now when it comes to new builds. Since there's so little buildable land left in desirable or semi desirable towns, builders maximize profits by building these. They seem to be throwing them up everywhere (I've seen listings in MA, ME and NH for them). Sadly, they cost just as much as a decent single family home used to cost but you're getting much less for your dollar. You don't own the land, you have shared walls with a stranger (unless the developer builds them so the garages are in between) and you pay sometimes a high condo fee (I've been seeing them around $350/month average HOA fee for these new builds).

Thing is... any kind of repairs and you have to get the other party to agree to fund it.

If there's an HOA usually there are rules & regs written up about maintenance requirements. If it's a smaller development with only like 8 units (4 duplexes)....with a lackadaisical HOA then probably I'd be worried about the other party not agreeing to repairs and such. Larger complexes I think they can fine you and also bring litigation.
