I hope so. This last winter was freakishly mild with highs in the 40s, 50s, and even 60s. This may be the start of a shift in winter temps.

I believe none of the above. Growth is an unpredictable cursor. The Northeast and Midwest were kings in the 1900s. The Souteastern part is thriving now. Who knows which section of the country will be the hot spot for growth 30, 40, 50 years from now.

Charlotte. The region has substantial population and job growth. It doesn't have crumbling, decrepit infrastructure or high crime like Minneapolis or Nashville. It is more affordable than Nashville, Austin, and especially Denver. It is located in a purple state and not pretentious like the others.

I think Austin and Nashville will settle into metros about the size of current MSP.
I don't think MSP, Denver or KC are going to get 6M big in the next few decades

San Antonio an Raleigh-Durham may be wildcards

You clearly have no idea what you're talking about lol. Charlotte doesn't even have the infrastructure to be a large city and neither Minneapolis nor Nashville have decrepit infrastructure. You overrate Charlotte every time I see you post.

Why do you believe that Nashville is "decrepit"? According to Merriam Webster Dictionary, "decrepit" means "wasted and weakened by old age". That don't seem to be the case for either city.
