We just found out we will be moving to the area for my husbands new job in Ft Mill. We are empty nesters (mid-50's) who enjoy boating. Would love to know pros/cons of ft Mill and Tega Cay. Would want newer home or would be interested in building, if we can't find what we are looking for. Any advice would be greatly appreciated.

Tega Cay fits the bill. Newer homes, close to the water. Good resale values in the future. Alternatively, if your husband doesn't mind a small commute, you can look at Lake Wylie.
If you're working in Fort Mill and don't have kids, you can get much more for your money in the surrounding areas. Tega Cay is nice, but you are paying a premium for the schools and will have to put up with the growing pains in the area. Tega Cay has one road going in, and that same road goes out. Plus the sewage problem has been horrendous.
I'd look into Rock Hill, there are many nice areas there too.
Other than Rock Hill, what other surrounding areas offer value allowed by having schools that aren't on a level with what is suggested about Fort Mill and Tega Cay?
H22: Clover (although their schools are comparable), Lake Wylie, York (a bit more country), Lake Wylie, the Steele Creek section of Charlotte, Belmont (which is west of Charlotte), Waxhaw (NC), Weddington (NC), Stallings (NC), Pineville (NC). Although some of those areas can be more expensive, too.

There are a lot of great areas around here and I will agree that your money will go further in some of those other areas. But then again TC is a city that has many amenities that other areas do not. So it's just a matter what one is looking for.
Also any of the areas around here that are in close proximity to Charlotte are going through growing pains.
I will also correct your statement that TC is only one way in and one way out. Tega Cay has grown to include areas that are located off of Hwy 160.
Lastly in regard to your blanket statement on the sewage issues in Tega Cay. The city of Tega Cay at one time had two water/sewage utility companies that serviced the city. The largest was owned by the city and had no issues. The other was a private company (parent company of Utilities Inc. ) that covered the older sections of Tega Cay (and I will agree that the old company and what little they did was horrendous). But now they are long gone as the City of Tega Cay purchased the company from them and have taken it over (there is a Huge difference now).
