Would love to hear from year round and summer residents about what you love, don't love and wish were different about LLH as we're considering buying into the area.


There are lots of amenities and it seems like it would have great community, more in the summer than winter.


Some things we'd love to hear about:
- What's the sense of community among residents like? Does it differ in the summer vs winter?

- For homes on the perimeter, especially in the lower sections close to the entrances, what's the noise like coming from 194 and 221. Can you hear the logging trucks and low riders going by? We're outside a lot and are super sensitive to hearing this all day long - which we do where we live now so trying to escape that. Hard to say if 500 or 1000 feet as the crow flies is far enough away that it wouldn't be an issue.
- How desolate does it feel in the winter when there are less people around? Actually this is the time we feel we'd enjoy being there the most.

- Are weekly rentals allowed? Airbnb? (Read the covenants but can't remember). If not allowed, is it enforced?

- How restrictive is the enforcement of what seems to be fairly strict covenants?
- How well do you feel the staff maintains the property and are they responsive if there are issues that come up needing atention?
- Are there things you truly dislike about it - if you've lived there yourself - and wish would be different?
- Anything else worth mentioning?



Yes, we realize HOA's have covenants for a reason and we're not against them. But some are more militant about it than others, so just trying to get a feel for what it's like there.


Also, we've been there a few times so have had an in person experience, but a brief visit here and there isn't the same as living there. Year round resident input would be most valuable.

Linville Land Harbor has beautiful land & water. But it has been a long time since I've been there, so can't answer your questions, other than to say that rentals occur. If no one here knows the place well or wants to talk about it, your best bet would be to visit again and be very social with the neighbors and staff.

There is an art to asking serious detailed questions about a place but if you start conversations with a dozen plus people, you can probably gradually get answers to many things. Maybe buy somebody lunch if they seem like a good possible source of information. Or offer some good cookies or such. People may get asked a lot and not everyone is going to accept a major interruption. But maybe a few asked nicely and briefly.

Local real estate agents, especially those focused on LLH should probably be able and willing to answer most of the questions as part of a serious buying inquiry.
