Sadly, you may have missed the boat on getting in at your price point. About 3 years ago that dream was possible. now? NOT SO MUCH.
Something both my husband and I would like is a walkout lower level. Like you enter the house on the main floor and then there's stairs down to a lower level but not like an underground basement, one that you can walk out onto a patio that's maybe covered by a deck / balcony above. Would that type of home have a crawl space?
Yes. The house next door to us is like this - they have a walkout lower level with a crawlspace. Moisture intrusion can potentially be a problem for lower levels too. I’ve seen many houses here with dehumidifiers on the lower level.

Great to hear. The last decade before we retired we looked all over the U.S. We had been here many times over the previous 30 years, but wanted to make sure this was the place. We did return once to Coeur d’ Alene, Idaho and a couple of times to Colorado, but other than this, this was the only area we kept coming back to. Is it perfect? No. BUT, if you like natural beauty combined with hospitality, WNC is hard to beat. There are things that could be better, such as health care (we need more doctors to accommodate the large number of retirees) and availability of fresh seafood (because of distance from coast), but all the other things easily make up for these things. Also, not sure where you’re from, but this area is a melting pot with people from all over the U.S.. I find.this interesting, but if you’re looking for a majority of native southerners, especially in certain locales, you may be disappointed.
I do feel foolish because we've been visiting for almost 10 years. We knew we loved WNC. But we always used our time there to relax in the hot tub and enjoy the nearest downtowns (which were Brevard and Hendersonville.) We never drove around neighborhoods, we never ventured out to other downtowns in the region, not even Asheville! And worst of all, we didn't buy. Think of the price we could have paid for a home back in 2015 or 2016 after we already knew we liked WNC. But we just kept visiting for once or twice a year vacations.
We worked so hard to save up $160,000 for a dedicated house fund, separate from other savings. We made $140,000 on the sale of our home last year. That's the $300,000 we have now to put down on a home purchase, knowing we'll likely have to add a $300,000 mortgage and that's if we can even win a bidding war. We will continue to save but the home prices and mortgage rates may continue to go up too, so it's like we can't catch up to the WNC market.
All of you already there, I'm happy for you. Hope somehow we can make it happen too.

I think it’s possible if you can compromise on some things. I highly recommend you get with a good realtor when you’re here and especially take a look at Kenmure and Cummings Cove. There will be an HOA, but it will be reasonable.

I don't have strong feelings either way about HOAs.
You know what I bet we'll compromise on in the end? The dang budget. I do wonder how much mortgage we could be approved for, I'm sure more than $300,000. I just hate debt and of course don't want our monthly payment to be too crazy.
