Smith Farms is a nice community, yes a little older but not tired. The homes themselves may be a little tired and need updating. But it is a fine community, good schools and good location . Woods Walk is a decent choice as well. probably less expensive there because low HOA fees but not gated. But a very good location. We have friends who live there, they got a great deal on a nice home there and are very happy. The fountains I would avoid. Not really a family orientated community.

Another nice non hoa community is Farmington Estates / Whitehorse right off 441 next to Versailles.

And regarding insurance, the cut off is 2002, if the home is built 2002 or later your insurance rates will be reduced

Smith Farms is newer than Lake Charleston, but Lake Charleston is also a decent community as is Journey's End

We looked at a house in Whitehorse yesterday. Really beautiful place, good location, built in 2001. Didn't realize it was non-HOA
