Most people won't tell you this, but while Wellington now stretches east past 441, greater Wellington and access to more neighborhood schools is in the original, main part of Wellington, west of Route 441.

If you can afford it, check out the neighborhoods in the Binks Forest area. You will have neighborhood schools within walkable distance for both elementary and middle school.

Good luck!

Definitely take note of that 441 comment...that would apply to communities on 441 and anything south of Pierson Road (unless you're looking in the back of the polo area). If you need to look at something less than Binks - stick to Big Blue Trace and Wellington trace - they both go through "central Wellington."

Homes in Wellington with more lots than Zero:

1. Isles at Wellington -- some homes have .88 acre lots
2. Paddock Park 1 (1 acre lots)
3. Paddock Park 2 (2.5 acre lots)
4. Homeland (5+ acre lots)
5. Aero Club (1 acre lots)
6. Meadow Wood Cove (.5 acre lots)
7. Palm Beach Point (5+ acre lots)
8. Pinewood East (1+ acre lots)
9. Palm Beach Ranchettes (1+ acre lots)

You have alot of homes to choose from. Land always appreciates in value. The problem with the gated communities is: More Supply/Homes for Sale= Lower Prices.... Large Land Communities: Fewer Homes for sale= Prices Maintained.

You still get the Wellington schools, and have a custom built home with plenty of space. Not a bad deal. You can buy homes in these communities for as low as $400,000.

I'm a real estate agent/Wellington resident, and can help.

That statement is certainly worthy of a good chuckle. " land always appreciates in value".
When we moved here ONE year ago in September the lots in the acreage were priced at 250,000 now you can get one for under 40,000 and they are still dropping.

N 81St Lane, Loxahatchee, FL, 33470 - MLS ID#R2951308 - Land Real Estate - REALTOR.com® (http://tiny.cc/qWvGK - broken link)

Please explain how a loss of over 200% is considered appreciation.
