Higher dues at 290 a month, but homes prices very reasonable right now. Do a lot of research on prices as there are people flipping homes in there again.
Drive through the townhouse community next door if possible before making a decision.

I would avoid Victoria Groves....any of the places off of 441 will be high HOA fees, you have to look in the older non-gated communities in and around Greenview Shores, Greenbriar, Big Blue or Paddock.

I actually looked at 2 homes in this neighborhood before buying another home nearby. Plenty of space and the prices were great, although the HOA was a little too high for my blood. The homes are nice and neighborhood seemed great, but the surroundings was a deal breaker for me.

IMO...The rental units by the Motor City Car Wash attracted some less likely neighbors. Never was one to enjoy seeing teenagers hanging out on the corner or deliberately trashing property.

Shoma or Section 8 Accepted.....Anthony Groves is also victim of this effect....go over to the Publix next door and you will get a taste of this..

If you got money, check out Castellina off of 441, it's expensive though but Divosta built homes which are very nice..HOA fees are very high though but it's a brand new community. Divosta built Villagewalk, Riverwalk and a few other places..

Most of the communities in your price range are going to have over $200 a month hoa dues if you need to be in a gated community.
Lakefield is gated, but further West.

Question Aero club

I found one 3B/2b home with list price range of 250's in aero club. Is this price worth in this area? I am not a golfer but great schools(Brink forest Elementary, Wellington landing middle, and Wellington High) attracted me to this area.
Any Advice would be highly appreciated.
