My BFF and her family are moving to Everett (I'm in the Seattle area). She needs to find an area that's safe, with good schools (she has one in elem and one in middle school), 300K or less (3 br, 1.5+ba, with small yard) and she's more of an urban girl. She wants to be able to walk to coffee shop, store, etc. She really likes the N. Everett area (zoned for Whittier Elem). We also liked the area near Forest Park, but she thinks it might be too suburban for her. Is there anywhere other than N. Everett that will fit with what she wants? It doesn't have to be super city- just a walkable area. TIA!

This one, for $275,000 in west Everett, has great bones, but needs some tender loving care:

1118 Colby Ave, Everett, WA 98201 is For Sale | Zillow

North Everett might be her only option. Lowell is nice, but very small town feel. The further south and west you go from downtown, the more suburban is becomes. Safest areas are west from Forest Park onward to Mukilteo.
