I'm getting ready to move in May, and happened upon a few places in SW DC near 4th and G Streets. From what I saw it looks nice, but I wanted to know if anyone had any opinions. Good? Bad? My main concern is with safety. I'll be finding myself walking home alone at night on a regular basis, especially during winter, and don't really like the idea of a probable mugging.

Also, looking at parking there, it looks like I would need a residential permit. Is it a hassle to get this, and also, is it a hassle if friends come to visit? I know I can get a visitor permit if they'll be there, but I'm thinking more along the lines of someone coming for dinner/spending the night.
