Well, the area north of Florida Ave. was left as a waste land because Howard University held onto the land and did not develop it. Now they are developing the neighborhood along with everyone else.

Hopefully this momentum stretches a bit more to the North in Petworth/Park View. But yeah, the Shaw/Howard area is booming.
