Kind of knew this would happen. But with the Purple Line, proximity to DC, 495, and UMD, the county is sitting on a nice stretch of land that can really be transformed over the next 50 years.

I completely understand how residents feel about gentrification. And as a homeowner, you can have conflicting feelings. On the one hand, you don't wish for anyone to suffer high housing costs. On the other hand, as a homeowner, you want your home values to grow, less crime, and better schools.

Knowing this country and how capitalism always wins out in the end, I expect University BLVD to gentrify in the next 25 years. Especially given the housing crunch in DC. I mean new apartments in College Park, MD are going for $2800/month. Insane.

I for one, would like to see the 50's era style garden apartments, which take up acres and acres of land with expansive surface parking lots, redeveloped into more smart multifamily housing with affordability intact. Tall order, I know. Can't have it both ways but I always marveled at how huge these apartment complexes are.

I am starting this thread as we may see some developments in the future as the Purple Line nears the end of construction in a few years.

Below is a picture of the 75-year old zoning laws on the left and the updated zoning laws on the right. Geeze. 75 years. Long overdue.
