Is it possible to buy a house in downtown Middlebury between $300K and $325K or will we need to spend more?

Definately possible. Check out realtor.com or another national MLS database search site to get an idea as to what is out there. I just checked and there is a nice looking home in town for a little under 300. Check out East Middlebury too-not a big as Middlebury proper, but has a nice inn/restaurant, small library, store, post office etc.
