If you are looking for land and care about the school district then look for land in the China Spring or Midway ISD areas. China Spring stretches to the northwest of Waco along the north side of the lake and out China Spring Highway and Wortham Bend Rd. The land within Midway ISD covers the Spiegleville area along Highway 6 on the west side of the lake and the area along Highway 84 out towards McGregor.

If schools are less of an issue then that opens up a lot of pretty country further west in the Valley Mills area. It should be somewhat cheaper out towards Valley Mills because it is a bit further out and somewhat less desired from the perspective of the schools.

I'm really surprised by how China Springs has changed so much. Just about 5 years ago, it was just some small country town with not much development. Now there's all types of sudivisions popping up, lots of retail coming in, and also in talks is a new HEB.

Down 933 from Gholson is Aquilla. In Hill County, very small, not even a gas station. But the school is excellent. And land should be very reasonable. Who knows, you might even have your own gas well.
