I think they themselves (developers) are mistaken about something, either they overlooked the Stratosphere Tower or miscatagorized it as some other type of construction. But it does appear others are having this exact same discussion and are puzzeled as to why they specifically state tallest "concrete" structure.

Considering Dallas can only build vertically I could see a 60+ tower being built. Museum tower is not a good representation of the Dallas condo market considering the condos are so expensive.

But can you see a 60 AND a 70 story materializing with Elm Place(?)s residential conversion, and whatever other residential stuff they have coming online in the area? Sure museum towers condos are expensive, but let's be honest. They're not going to build super cheap government housing.. It will likely be advertised as "luxury" like most other new projects.

The fact that this is even a proposal for the Dallas CBD market says something because we never get these kinds of proposals. The CBD is really transitioning itself from solely an office district, to a mixed neighborhood. So these proposals aren't too far-fetched.

The Elm Place, the Butler Brothers building, and the LTV Tower are currently being renovated. With the Statler-Hilton just getting the green light for incentives, and other large office properties getting some new amenities, the value of downtown will become much higher. In the coming years, we might see high-rise construction similar to what Houston is experiencing now.

D/FW will soon begin service of cargo from Mexico to Asia. The Metroplex benefits from an estimated $16.7B in economic activity from cargo services alone. This number will rise due to this expected large increase in international cargo operations.

here are some more details on this "non-existant" Generation Park.

Additionally, Generation Park has worked to secure foreign trade zone which allows for businesses that export and import product to save up to 65 percent on their inventory taxes."

"At completion, the developers expect Generation Park to have $10 billion of building value on the ground and will have provided jobs for over 150,000 employees.
The developers for Generation Park have planted over one million pine trees on the east side of the property that will be used as landscape buffers and plan to keep a buffer of trees between businesses and residences. They also have landscaping guidelines set in place as a part of the master plan of Generation Park."
