err.. what? you are proclaiming a development that hasn't even completely opened yet a failure? lulz.. so a couple "big names" pulled out before the district opened. Simon and Co over at theGalleria feel threatened by ROD and have been fighting tooth and nail to sway retailers away from the district. Brioni is an obvious one, likely getting its own set up in Neimans. and retail rents at ROD have climbed to over $200 a sq ft.

I'm not even sure all the stores you quoted were ever planned for ROD. if you'll notice, the sign you linked is from OliverMcMillans booth that was advertising stores for Buckhead Atlanta as well..

and if its such a failure, why are they already planning a Phase II?

In Houston the nice neighborhoods look regular with a few extra nice houses patched in.....its not exclusive enuff..its random patches of "nice".

I agree that Houston can and will support many luxury brands just as well as Dallas does. The ROD's success will remain to be seen as time progresses but I am sure it will be a major achievement for Houston. Some of the stores listed that did not open in the ROD are incorrect and never intended on opening because as stated before the Instagram advertisement was for both ROD and Bulkhead Atlanta. That being said, the ROD has lost several tenants to the Galleria or just entirely, but were replaced with other luxury brands.

You can add Frye to NorthPark's lineup.

Dallas will now join Frye's other locations including: Atlanta, Boston, Chicago, Georgetown, Long Island, New York City, and Tyson's Corner.

What does Texas exclusives mean?

If it means a certain store is in one Texas city you should not bold Saks 5th Ave for Houston because we have a large one here in San Antonio.
