Tennessee 4th for retirement

--------------------------------------------------------------------------------

A recent study on the effects of retirement migration in the US conducted by the University of North Carolina at Asheville has found that Tennessee is a popular choice.

Tennessee is number 8 in the country for retirees moving in. The top 10 are:

1. Florida
2. Texas
3. Arizona
4. California
5. Georgia
6. North Carolina
7. Pennsylvania
8. Tennessee
9. Washington
10. New York

However, when you deduct the number of retirees who move OUT of the state from the number moving IN, the resulting ranking of the net increase changes:

1. Florida
2. Arizona
3. Texas
4. Tennessee
5. Georgia
6. North Carolina
7. South Carolina
8. Arkansas
9. Washington
10. Oregon

I was a bit surprised when I saw it. I guess the secret's out! No wonder that 7,000-home "green" retirement community is being built in Cumberland County.

The study can be found here (it's a PDF file):

Default Crossville

That community will be southeast of Crossville, and will obviously bring many jobs to the area. The house prices will be el-primo however ...

I don't think it'll bring that many jobs to the area. For starters, the developers are saying it'll be built over 20-25 years, not all at once.

Plus, anyone who has seen similar high-end retirement developments in Florida knows that there aren't too many jobs created in those environments. Look at places like The Villages near Ocala, Citrus Hills near Inverness, or pretty much all of Sebring. It makes me cringe to think that this kind of retirement ghetto is coming to Tennessee. But as long as it stays confined to Cumberland County, I guess it's ok.

It will bring service jobs (like restaurants), retail jobs, blue collar jobs and city jobs (like utilities, police, trash) to the area, I'm sure. If they are upper middle class retirees, I'm also expecting travel-related business (travel agency, airport shuttle) and banks. I'll bet on medical-related jobs, too.

I'm also not in favor of these very large communities. They alter the culture of the area by their sheer numbers and who needs the traffic.

I will just add my $0.02 here and agree, these huge planed communities do not have a place in the mist of the beautiful Smokie Mountain region......well heck, any where for that matter. But, that is just me.
