Curious about the Gulf Harbors area of New Port Richey. I have seen some older posts that lament the increase in crime, property taxes and homeowners insurance rates. What are the latest impressions of this area? Would like to relocate to the area preceding and after retirement.

Based on its location I think the hurricane/windstorm portion of your home owners insurance would be high. Flood insurance also. See if you can get quotes.

It's very bad all around the area. Soon flood Ins will cost 30k to insure some the 800k+ homes. Forget about that place or anywhere near the gulf.

Hi. Gulf Harbors area really encompasses many communities that all share the beach club. Gulf harbors has one of the few private beaches in the state. Gulf harbors itself is a fairly big community that runs from condos and villas ( and they are building new villas) to small single family homes to gulf front mansions. The HOA is optional there. There is a civic association that you can join. There is a defunct golf course and what is going to be done with it is causing a lot of controversy. There are other communities in that area which range from condos to townhouses to single family homes. There are some over 55 communities as well. Some communities have larger and mandatory HOA and have clubhouses pools tennis court etc. many have boat docks. Crime is a slight issue but not bad. Normal neighborhood stuff. You do have to be mindful of flood insurance but that is with any waterfront community. It's a great place to live and convenient to shopping etc. Seaforest, Gulf Landings egrets place, the reserve at sea forest are all in the area that share the beach club.
