Wait until the HOA and the CDD hits. Those will be some big fees.

Of course there will be a HOA/CDD and that shouldn't be much of an issue for many people as it seems you get something in return that looks pretty special.

It is a different case for communities like Avalon in Wesley Chapel with an average pool and play yard and a high CDD and HOA fee as there are many more communities like that.

When buyers buy from the builder they often don't realize it until they want to resell and new buyers will compare the fees and move else where to avoid these fees UNLESS they really get something in return that makes it worth while.

Like great location and nice amenities.

Im pretty sure this is an MDG development which gets the UltraFI internet which is fiber to the home from BrightHouse. Their community I checked out down in ruskin includes TV/internet/home security in the HOA. you get the ability to upgrade to gigabit internet and if I remember correctly their WiFi throughout the community is gigabit as well

I can only imagine the HOA fees, but at least you get quite a bit in return for them (however much they may be)

This!!!

I see major problems coming towards Pasco... For example, increase of sink holes in the area around this community.

The size of 7 football field! Imagine how much water it will need. And per developer, the water will be almost drinkable... BS, sorry

Im sure its going to use salt chlorination. I read quite some time ago about this and they have some pump/filter technology that will allow this big pool to use less water than the average 18 hole golf course (this is what they claimed anyways)

I would imagine evaporation on a pool that large would be considerable. I also imagine it would collect a pretty good amount with its large surface area from storms.

I rather see this else where to be honest... Stupid Pasco County cannot even figure out how to come up with more schools (you would think it's a basic math), but allow something as new and as big to be built... Yes, let's test how this system would work What a great idea!
We will see how many people would volunteer to live their knowing if repairs are needed they are on the hook with their CDD and HOA. And as bentlebee mentioned - good luck in future resale

Yup the O&M portion of the CDD will be sky high. What they do is keep it low for the first two years. Then they get as many people to move in who have no idea that they will have a major raise in fees. Then they slam them lol.
