We are planning a retirement move to Florida. We currently own a home on the Jersey Shore that we would use about 4-5 months a year, thus being "snowbirds". We are not interested in a 55+ community - it just seems weird to not live with a "mix" of people. A gated community seems to be the best choice to allow us to the ability to be away and not have any security concerns. Basically, we are looking for a home under $175,000 with 2-3 bedrooms (or 2 bedrooms + den), 2 baths and 2 car garage with reasonable HOA fees. Want the HOA to take care of lawn, and have a community pool - no interest in maintaining a pool ourselves. From word of mouth it seems that the Glen Lakes community in Weeki Wachee might fill our needs. Any reviews of this community and the area - positive or negative? Thanks for any input you can give us.

My in-laws live in Glenn Lakes. They have lived there about 10 years. It is a great community. They have a pool, tennis courts, gated community. There are several neighborhoods in that community. They are looking to put their house on the market as they are wanting to move up here to Knoxville to be closer to their grandaughter (my daughter).

I'd be concerned in Glen Lakes regarding their financial stability, long-term. The Sales Office provides a 'financial statement' that looks like it was scrawled on the back of a napkin. Unable to view audit results (a FL requirement). 7 or 8 percent of homes in Glen Lakes are for sale, a high number vs similar developments. When the developer bails (not if, when) look out!
No new construction since about 2009, though they have much undeveloped acreage. (compare this to Citrus Hills, for example, that is building and selling like crazy)
Appears to be a high number of foreclosures and distressed properties. Neighborhoods have a 'tired' look.
The golf course has a faint odor of 'recycled' water that hasn't been recycled adequately.

The older areas of Glen Lakes are starting to show their age.We have some friends who just sold their house there and bought one in Silverthorn. They seem to be very happy with the move.

What? Glen Lakes has been around for many many years and the original developer has been there the entire time. There has been nothing to indicate they are going to bail and even if they did, the homes that have been there 20 years are not going to be effected.
You are also entirely off the mark stating no new construction since 2009, they continue to build out new areas. They have multiple new builder inventory homes available.
You obviously have no clue about Glen Lakes.

Glen Lakes looks like a wonderful community with many nice homes. Our Realtor told us to be careful there. Apparently there are many sink hole issues. I cannot verify that but please check into it...or maybe someone here can help.

Thanks for the attack "you obviously have no clue about Glen Lakes"- Yes you are correct, they do have 'new builder inventory homes'. However 'new' means no one has bought these homes, they were built several years ago, and have been for sale for close to two years. A simple search shows these 'new builder inventory homes'- a couple built in 2006, one in 2008. That sure is a flurry of building activity.

You are also correct when you state that homes won't be affected if the developer bails. The homeowners, however, may not be as lucky when their fees are no longer subsidized by the developer. Or when the golf course is no longer heavily subsidized, having less than 15 percent participation by the residents. Can you say "higher fees or public play?"

You are also correct again when you state that the original developer has been around the entire time, except for the small inconvenience of the CEO passing away, and the remaining family being in a state of flux. I could also point out that the original developer abandoned plans for a second golf course, and sold the land instead for a strip mall.

No red flags there!

Folks reading this thread would be well served to do a "News" search of 'Hernando Oaks' to see what the future may hold.

LOL, Hernando Oaks was a community that came about during the housing boom, Glen Lakes has been around for 20 plus years. Absolutely no comparison so your "see what the future may hold" comment really says nothing.

As far as the new homes, I live just south of Glen Lakes, I drive by the southern end of Glen Lakes all the time, I have seen the homes that went up, hardly 2006 and 2008.

The strip mall as a second golf course? Where did you get this from? The piece of land they used is right on US19, not zoned for a golf course and would be enough land for one hole if that.

And what is this about the golf course being heavily subsidized? Where are you coming up with this?

And what CEO died, from Addison, Palmwood? Both have been in business for over 40 years and have had different people at the helm over the years. One more change is not going to make them shut the doors.

Last response to you m1306- My comments are posted to aid others in doing due diligence. You seem to be the one with the 'axe'.

Addison is a builder; Palmwood is no longer involved; the developer (and money) was DeGasperis.

The second golf course info came from my local attorney, the sales office, and my own due diligence, which also involved Hernando County records, not just living and driving by there. The strip mall would take up little more than a hole or two, but the remainder was also sold.

As far as new home building, both the sales office and every real estate web site will agree with me.

The golf course is heavily subsidized, again due diligence. Records are public, if you know where to look.

Hernando Oaks is simply a close by comparison of what becomes of a community in financial distress. Age has little to do with this, especially as conditions change.
