Is it better to sell or rent this year? My house is a 3/1 in Seminole Heights. I'm thinking of relocating to Raleigh, NC and although I'd like to to keep my home, can I really trust renters? Or, should I just sell it and get out?

Why not try a lease option?

You can generally get a larger down with the option payment than with 1st, last and security. This way the leasee has more to lose if they do not end up purchasing and with them having the purchase option they generally are not going to wreck the place.

Of course the biggest deciding factor is your personal financial situation.

Financially I'm okay, I just can't decide to keep it or cut ties and just move on. Do I have to go through a realtor in order to do the lease option??

No, you can pick up lease forms at office depot.
Just be sure of the terms you want.

This is my first home, I'm not sure of how to do this I guess. When you do a lease option, do you ask for a deposit? If so, how much? How do you finally do the purchase part if they decide to after a year? Can I back out of the lease option if they destroy it??
