My husband and I are relocating to STL from Colorado (no kids, but two dogs). He works downtown and we are looking for places to live. We are looking for homes in the $700K - $900K range, which I am finding a scarcity of in Clayton, Brentwood, UCity and Central West End unless you want pay over a millon or live close to Delmar. We are looking for new construction or homes (not lofts or condos) that have been updated, which I am finding is almost near to impossible in CWE. I am looking for areas that are nice and safe to live in where we he can have an easy commute to downtown in 30 minutes or less and in general avoiding the overflow traffic from the construction. He is already working and renting a loft downtown. I have been here a few times already looking for homes, but we are frustrated by the choices we have around or near CWE and Clayton areas. Any suggestions on areas to avoid living in and ideal areas to live in we would be appreciated. Thanks much!

I work for a lady that is a realistate/landlord type. She has treated me honestly for over two years. She has buildings in the Kingshighway/highway 44 area. You should buy a house on Flora Place in the Shaw neighborhood! There's a dog park, its a beautiful boulevard with historic homes. You can easilly find a completed rehabbed, stately mansion in this price range with a nice kitchen. The neighborhood is one of the safest in the city -- similar to St. Louis Hills. The Boulevard has also voted to hire its own private patrol (similar to the CEntral West End). The neighborhood is very cohesive, near the park, Botanical garden, there's a neighborhood cafe, garden club, etcs.

As for safety, I don't know how I feel about the CWE. I worked with a law firm in Clayton and the partners told me to avoid the CWE due to nearby crime, and I wouldn't really want to live close to Delmar either due to the high amount of students from Wash U. I currently live in Webster Groves, and it's very nice here, the majority of the homes are 100+ years old and have been maintained, and rehabbed, We purchased our home for 500K and the kitchen has been completely redone w/ Viking appliances and the works. And you have access to 44 and 40, and with the construction on 40, 44 will be the way to go. Another really nice place to live is Ladue, as most of my family lives in Ladue and this will cost up towards a mil, pending on the area. Brentwood is nice, but would not want to live there and Clayton is great too, could find a super nice condo-loft-townhome in your price range, maybe even a home too.

Also meant to mention Kirkwood, they have alot more in regards to New Construction, and it's the next town over, and it too is easy to 44.

Don't know if this is too late or not, but you shouldn't have that much of a problem finding something in the CWE or Clayton area that has been updated. Neither area has a lot of new construction going on except in the condo market, but in that price range you can almost bet that the homes have been kept up well. P.S. The CWE is more urban, but it's not bad as far as crime goes, you just have to take the area's personality into consideration when you decide to live there!

The thing with areas in downtown and midtown is that things can easily be 'good block/bad block'. And CWE is no exception.....

Actually, you don't need to live away from Highway 40 to avoid the highway 40 mess going eastbound necessarily. You can use Forest Park Parkway to get downtown...takes only 5 minutes longer at most. And instead of using 40 to get to 70 towards Kansas City, you can just take 170 north to 70. only 7 miles longer.
