The housing in St. Charles county has always been low quality. I told people in the 90s to use caution when spending money in vinylville. It will become an ugly scene with the next downturn and a lot of the convenience of suburban strip malls and fast food pizza goes away. Everything has its cycle.

Traffic between St. Charles County and St. Louis County really isn’t too bad unless there’s an accident, bad weather, or you’re traveling during the absolute peak traffic times.

If you’re wanting to be somewhere in St. Charles Co. but unsure about traffic, look at the New Town or Fox Hill areas of St Charles (city). New Town gets knocked for its unusual appearance and layout—you’d really need to look for yourself to understand— but the houses are all about fifteen years old or newer at all price points. Fox Hill has more typical looking houses. Both areas are zoned to Orchard Farm schools.

What's your definition of "isn't too bad?" It's a solid 45 minutes to an hour and 15 minutes each way, 5 days a week. Losing 8 to 10 hours of your life every week in traffic is very bad indeed.

I think this is an exaggeration. What time are you leaving where it takes an hour to get from the City of St. Charles to Earth City?

It depends on where you're driving to in St. Louis County.

I live in St. Peters, and I drive to Earth City for work. It typically takes me 20 to 25 minutes, driving Hwy. 370.

Obviously Earth City is a major industrial area without any real housing. The good news is that 141 is a great expressway moving people north and south and will help the commute time considerably.

How large of a home are you looking for?

Personally - the big bottleneck you'd be dealing with is actually getting across the river from St. Charles County into St. Louis County. The situation has improved drastically since I was a child in the late 80's and early 90's...but even still, you're one accident away from double or triple your commute times. During the winter as well, snow, ice, etc can really slow down a westbound drive to St. Charles.

I'm a Maryland Heights resident, and can say that my commute to Earth City is about ten minutes or so. Obviously, I rarely go there as, it's an industrial park...but, it's still close. Pattonville schools have been highly rated as well, so I'd definitely consider it. $200,000 can get you a nice 3 bedroom home in Maryland Heights near Dorsett Rd. The community just north of Ameling Rd goes incredibly fast - but it'd definitely be at the bottom of your price point. The neighborhoods just South of Ameling are likely pushing your price point, but 250-280k is doable down there...and would put you in Parkway schools.

It really depends on where you are in St. Charles County, driving to Earth City. The further west you are, the longer it's going to take. If you're coming east from Wentzville, or as far as Defiance, of course it's going to take longer.

It'd be no different than if I, in St. Peters, had to drive to STL, or South County every day.

I reverse-commuted from Maplewood to Lake St. Louis for several years. 28 miles each way, departing between 6am and 8am. It only took about 35 minutes and the bridges were almost never an issue, especially considering there are four major freeway bridges. You can probably expect a slight bit longer on the inbound direction.

My point: There isn't much serious traffic in StL. Just a handful of bottlenecks. We just don't have the growth or population for bad traffic, and most of our highways are relatively massive. I wouldn't have any doubts about commuting from St. Charles or vice versa.
