So I'm considering some possible additions to our house.

We have a 2 story, built in 1996, in Southwest St. Louis County.

Vinyl siding, mixed brick/siding facade on the front.

Nice house, but not super-luxe. Would be looking for good workmanship, reliable contractor, references, etc, for any work done.

Various options (including not doing it at all), but here are two for ballparking:

(In each case, the addition would be a single room, no new bathroom or anything, so no new plumbing.)

1) Build a one story addition out the side of the house, tieing in to the existing structure via a laundy room or a small closet (obviously taking out the closet if we go that way).

200-250 square feet.

Ground area built onto would be about 3-6 feet before floor level, so would want some poured foundation, plus the addition itself, with appropriate interior finish (carpet, drywall, etc), exterior vinyl siding, plus roof and shingles.

2) Similar to 1, but built over the top of the existing attached garage. Garage is two car garage, approximately 360 square feet, addition to fully cover that space. There is NOT sufficient room to build within the existing over-garage space, so basically this addition would need to pull off the existing garage roof, build over that space (with appropriate supports down to/through the garage), then restore/rebuild the roof and such. Would connect to existing house interior on 2nd floor through what is now a small closet - the closet would go. Hopefully the existing garage foundation and cement floor could stay. Might need some brick facade work on the front to match existing house facade.

In either case, costs would need to factor in appropriate permits and inspections, drawings (if/as necessary) and so on.

So basically:
1) 200-250 square feet out the side of the house.
2) ~360 square feet over the top of the garage.

Obviously, ballparks are ballparks - inexact and so on. But if anyone can give me some basic info/ballparks (and/or comments on past experiences), I would appreciate it.

Did you get any information on tis project? Did you do an addition and if so how much did it cost ball park?
