It was announced that Sarasota County now has more easy to read flood risk maps showing the new, proposed flood zones. The article in the paper states homeowners will now be able to plug in their address to see if it falls into proposed flood zones.

Very interesting but some of the zonings are bizarre. The lot we are building on is at 25 elevation and in zone C. 25 feet elevation is practically nose bleed elevation for Sarasota. The map shows the flat open lot across the street from us which is at the same elevation to have a portion of it that is in zone A. That can't be right. For that to be the case it would have to have a 10 deep hole in it and it does not.

It also shows the section of the Trail that is in front of of the Starbucks just south of Bahia Vista to be in zone A. I don't believe that either. Yes some of the area in Arlington Park is low and in the flood zone, but I can't believe that water is flowing over to the Trail and that it is lower than Arlington Park.

If I were one of the unfortunate ones who had been rezoned into a flood zone, I would definitely get a survey to check the accuracy of the results.

Another bizarre thing is the blocks in downtown Sarasota that are purple. That is supposed to be zone D. Are some building built up?

Thank you for posting about this, Sunshine Rules.

Yes, this map is very helpful. I'll be saving it and using it for reference as I get closer and closer to the move to the area.

And jean ji, you're right, this is a much better map. The FEMA maps are awful to use.

Bizarre is a great description. When we bought our first (and last?) house price was HUGE as we couldn't afford lot (still can't or rather won't) We had a great realtor who disclosed that our property was once underwater before our home was built. It was caused by an overflowing Phillipi Creek which had since been dredged alleviating the problem. Years go by without any issues. Then after much development without infrastructure improvements we started to have issues. Along comes the 100 year flood and most of our neighborhood was under water. We were spared. Next, the county purchases or acquires many of the houses by imminent domain creating an area that will hopefully handle massive rains and flooding. Problem solved again. Now these new maps say we are again in a flood zone. Go figure.

But the taxes to fix the flood zone "in the event of another 100 year flood" came from the county.

So if we're thinking about moving to the area, we need to avoid the Zone A & AE areas right?
How's AH insurance wise?
If it's not colored it's a non-issue?

Sorry, prolly silly questions but coming from an area with zero flood activity.

If you avoid A and AE flood zones you might was well live in Orlando. I bet Lyon Colorado thought they had zero flood activity until their town was deluged.
