Would you recommend this area? Older homes, affordable, but is it safe?

I looked at a few homes there and some of the neighborhoods are not so great. There is also the problem of flood zone and the cost for insurance. I was warned away from it.

The area of the 'Philippi Creek' was not specified. The Creek ends at Sarasota Bay and goes north for MANY miles, under Bee Ridge Rd, east of Siesta circle, under Webber St, under Bahia Vista St, goes east to McIntosh Rd, then souteast back under Webber St, to the rear of Doctors Hospital, under Cattlemen Rd to under I-75
The creek runs for miles through dozens of neighborhoods and dozens sub-divisions. The 'creek' area covers alot of square miles.

If I didn't live on Siesta that is probably the area that I would consider. good schools and riverwood ave has some great houses and it's very central and offers good value for the money, we have a friend who lives there ad even has a tennis court in her yard. It feels safe but it's always wise to drive around at different times off the day.

The Phillipi Creek area has the Phillipi State Park - http://www.scgov.net/ParksandRecreation/RecreationCenters/PhillippiEstate.asp

Phillipi River runs through quite a few neighborhoods. Is there a specific area, type of home, and price range you are looking at? Are you looking east of the Trail or west of the Trail?

Some communities in the area:

Phillipi Gardens – waterfront properties where residents can enjoy deep water access to the Intercoastal waterway. The community has more than 600 homes.

Phillippi Landings – waterfront condos on the west side of Tamiami Trail between Stickney Point and Proctor. Many units enjoy a view of Phillippi Creek with some looking over Roberts Bay. Amenities include pool, fitness, garage parking waterfront boardwalk, small craft boat ramp, and dog park.

Phillippi Shores – single family homes off the east side of Tamiami Trail between Proctor and Stickney Point. Some of the homes have boat access to the Bay past one fixed bridge.

probably the area that I am most interested in is the section closest to Tamiami that has canal access. The houses appear to be older and not updated...also, is Riverview a good high school for a bright, artistic student?
Is there much crime in this area?

It is a very safe and very nice area. Safety and crime is not an issue there and it is not on the fringe of any bad areas.
