We're buying a property in South Venice, but the actual address is listed as Venice so we're a bit confused. How do Venice and South Venice relate to each other, especially in terms of building codes, services (such as trash, recycling, etc.)?

South Venice is just an area of Venice, not a different town.

Thanks for the websites. The first one is currently offline, but from the other links I'm assuming we're covered under Venice for things like trash pickup and recycling? Also, we want to create a fenced area for our dogs, so the Venice codes would apply? This whole issue came up because my husband had gotten the impression that South Venice would fall under Sarasota county regulations rather than Venice and their rules on fences are different from what I found for Venice.

South Venice falls under Sarasota County regulation. It is not located within the city limits of Venice. The City of Venice has additional rules and regulations than the county. Venice also has a city tax and they have a separate police force and a city council,mayor, etc. The boundaries for the City of Venice are generally the Island of Venice plus an area east of island, but not S Venice.

South Venice properties do not pay that city tax and Venice's rules do not apply to South Venice properties. You are covered by the Sarasota County Sheriff instead of the Venice Police.

Your garbage/recycle is automatically paid via the annual county property tax bill. You have trash/recycle/yard waste pick-up once per week and your day is Friday.

Any rules for fences or building permits and anything else is via Sarasota county. Lots of areas have a Venice mailing address but they are not officially within the city limits and they also are in unincorporated Sarasota county.

Sarasota county has an admin building on 41 near the Wal-Mart in Venice(outside city limits). They can assist with any questions you have if you would rather walk in and discuss. They also have a good web site and you can call them as well.

If the property is in the extreme southern portion of S Venice- and if it is advertised as having public water (vs well water) - then the water utility is Englewood Water District. These homes have septic tanks instead of sewers - though there have been some preliminary discussions to hook up to sewer just for the homes that are in this small area that has access to public water.

The vast majority of S Venice properties have well water and septic tanks.
