Yeah, I've found Zillow to be entertaining though. It's funny how they have one home valued at one price, and the same exact model/layout a few doors down is listed for $50k different. Definitely not very accurate.

Yeah, the housing issue will be directly dependent upon the economy recovering. Housing won't recover until people stop losing their jobs in mass numbers. It's a viscous circle. I just hope the pain isn't as bad this year as it was last year for most people.

If they like Los Gatos, I would look in the Summit area. There are Realtors who specialize in mountain properties.

I would suggest Santa Cruz or just outside, such as Corralitos or Ben Lomond. I'd suggest they look at Redfin and then drive around these areas. As to why they might like this area, it offers a more casual atmosphere ( vacation like ) and is they could find rural property and still be close to the beach. The temperature in summer is much more pleasant, and lots of restaurants in the area. Short drive to Monterey or Half Moon Bay for excursions. Santa Cruz city limits or just outside has homes with land available. Close to walking and hiking trails in SC mountains. No worries about winter storms, power outages etc as you would have living in the SC Mountains but still minutes away for visits.

Los Gatos is nice..Bear Creek area. Los Altos...$$$$$, but Santa Cruz is nice as long as they don't mind driving over the hill into San Jose.
