Im not surprised. Berkeley is very desirable already and the fact that prices are still off their historic highs means that people are in a good position to bid for homes above their asking price.

That particular area is so centrally located between the campus, downtown, the marina and 80, its no wonder people are flocking there.

Good points. I do remember being able to walk to get anywhere I wanted. I used to walk to high school and to the Ashby BART from which, I could get anywhere. The buses that ran down Sacramento st. could also get you anywhere just about. Or I could walk up to the BART station and get a bus. It's an excellent location if you don't have a car.
