For newer homes & a top scoring district, everyone seems to point to San Ramon. However, I would highly recommend that you tour San Ramon's neighborhoods. Personally, I don't care for how most of the newer homes are parallel to the main street that runs through the city and/or the 680 freeway. Too much surface street noise for my taste and it didn't seem like the neighborhoods had a strong sense of "community" or togetherness.

I also agree that the homes in Walnut Creek tend to be older and in need of more fixing up. These are the reasons that my wife & I passed on both Walnut Creek and San Ramon. We really liked Danville but it was too pricey. We also considered Dublin as it seems to have a good mix of schools and fairly new homes.

Hey Soya - All of these posts are terrific and I second most of it. New construction: San Ramon. Commute to San Francisco: Walnut Creek. School scores: it's hard to go wrong in the 680 corridor. That said, the Dublin primary schools have risen significantly recently but I still think the high school lags San Ramon, Pleasanton and Walnut Creek. Walnut Creek and Pleasanton have nice downtowns. Pleasanton has the added benefit of BART to SF AND the best proximity to the South Bay for possible future employment. I'm sure you'll be happy wherever you land.

If you're commuting to SC, then Pleasanton, hands down. You'll have the shortest commute, good schools. You also claim that you plan to work in SF. In this case, I'd go w/ Walnut Creek. You'll get to SF much more quickly and, unlike some of your other choices, BART goes to WC. As for schools, you can't go wrong w/ WC, SR or Pleasanton. Of course, Dublin is more affordable. San Ramon is the most inconvenient of the areas - no BART & a distance from SF and SC. WC has a better variety of housing stock as San Ramon architecture can be quite Brady Bunch across the board.

They are all very similar. I am currently living in Pleasanton, it is quite nice. Great school district, that is a big reason families decide to move to Pleasanton. San Ramon is also very nice as well, but the downtown is not as great as Pleasanton's.
Pleasanton is also growing pretty fast, and many events go on at the Alemeda County Fairgrounds, in fact, the fair is taking place right now.

Hi,
I have lived in Walnut Creek, San Ramon and Dublin. They are all great places to live!

-San Ramon would be my first choice because San Ramon has the highest rated schools, lowet crime rate and there is a branch of DVC. They are going to build a downtown area similar to Santana Row.
-Walnut Creek has a great downtown but it does not have Costco or Home Depot nearby. The prices are high and most of the construction is old.
-Dublin is very convenient with two BART stations and several car dealers and new construction on the east and west ends. They also plan to build a downtown area but it keeps getting pushed back.
Please let me know if I could show you some properties.
