Does anyone have advice for me regarding the mobile home parks in Encinitas and Leucadia? My parents are concerned that rising HOA fees in condo developments would price them out of their potential home, and now are considering purchasing a mobile home in one of the coastal communities. The only ones I am aware of are Leucadia and Encinitas. Additional suggestions for where to look for an acceptable park in coastal communities, and any observations on quality of life in the parks are much appreciated!

Be careful to get a resident-owned mobile home park. Otherwise your parents risk having the park sold to a developer and having to move again.

While doing my research, I discovered that some of the North County land lease properties are owned by predatory developers who are doubling and tripling the rent in an attempt to force mobile home owners off the land and develop more high-end housing developments. By resident-owned, do you mean residents owning the land beneath their mobile?

Yes, exactly to avoid the situation you mention.
