Moving to San Diego and looking for community similar to Ladera Ranch (have a friend living there and it is such a nice community, very well taken care of, family oriented, safe, etc) Would move there but too far a drive to San Diego central.

Renting or buying? How central is central San Diego for you? Downtown central or you referring to central county-ish?

Generally speaking, best bet would be anything in 4S ranch, Del Sur or if you have the budget... Santaluz.

Santaluz is probably the most unique of the lot.

I would recommend some areas like San Elijo Hills in Carlsbad, but the traffic from Carlsbad might be a stretch. Hopefully someone here could answer that better.

The most affordable tract type community like that would be Otay Ranch or Eastlake in the South Bay.

Looking to buy, something newish but without too high mello roos. I have heard 4S, Del Sur are very nice but super high mello roos on top of the hoas.
Want something not too far commute to downtown.

You are probably looking at around 400 min Mello Roos fees in many of the places for a sfh. HOA probably from 175ish to over 400 in the areas listed above.

The most affordable would be in Otay Ranch and Eastlake.
There are homes there in the high 3s and 4s that are newish and are very safe.

All the other places mentioned are in the high 4s ( if you are lucky) to well over a million. Its a feeding frenzy though for anything that shows well and is priced well.

Otherwise something is going to have to budge in your search. Not many newish places super close to downtown except condos.

My brother lives in Ladera Ranch and I'm up there often. If you are looking for LR in San Diego, I'd look into 4S Ranch, Scripps Ranch,Carmel Valley, Pacific Ranch Highlands, Torrey Highlands, Del Mar Heights. Carlsbad has Bressi Ranch, Aviara, La Costa, Calavera Hilla and San Elijo Hills. East Chula Vista also has many newer developments.

OMG, Eastlake (Chula Vista) reminds me of Ladera Ranch (and parts of Aliso Viejo). The gated area of Eastlake Woods remind me of a little of Rancho Santa Margarita and Turtle Ridge (near Newport).

Otay Lakes = Oso Parkway.
