Am thinking of selling my home in Escondido, CA without Aircondtion / Heater. This is a too old home - build in 1960. Am ready to have a new Aircondition / Heater but contractor is asking too much money for unit as well as for permit. Few contractors are telling me to install without permit which I don't want to do it.

My questions:
1. Is it required to have Heater in the home before selling? - Am ready to give credit to Buyer for new Aircondtion.
2. What's the process for taking permit to install Airconditon?

Unless someone pays cash, I do believe a heater is required. I would consult with a lender...I am sure they will tell you right out. Also any realtor would be able to research it for you.

No heater will probably limit your buyer pool to all-cash offers and conventional loan buyers. A credit towards installing both may be enough to satisfy a conventional loan lender, and the appraisal will be the deciding factor.

If your buyer will be getting a loan a heater is required. Also a stove. If it is a VA or FHA loan other items will be required as well.

Your HVAC installer would be able to help with any permitting requirements if needed.
